How to Tell if Your Slab Is Too Wet to Coat

This is the part of the job homeowners never hear about until something has already gone wrong. Somebody has a floor that bubbled, or came up in a section the size of a car hood, and they assume they got bad epoxy or a bad crew. Sometimes they did. Plenty of times the resin and the workmanship were fine and the slab was wet, and nobody checked before the color went down.

Why concrete on the ground is never really dry

A slab poured on grade sits directly on dirt. Dirt holds water. That water evaporates at the bottom of the slab, moves up through the concrete as vapor, and comes out the top. This does not stop after the concrete cures. It does not stop after twenty years. It is a permanent condition of any slab in contact with the ground, and the rate goes up and down with the season and the weather.

On a bare garage floor you never notice because the vapor comes out the top and evaporates into the air. Put a coating on it and that vapor arrives at a sealed surface. It has nowhere to go. It collects underneath, builds pressure, and eventually pushes the coating off the concrete. That is what a bubble is. That is what people mean when they say a floor peeled in sheets. The coating did not fail. It got pushed.

Under the bubble the concrete is often damp and sometimes has a white powder on it, which is mineral left behind by water moving through. If you ever pop a blister on a failed floor and find that, you have your answer.

Why this is worse around here than a lot of places

Wayne County sits on the coastal plain. The soil is sandy, which drains fast but also means the water table sits close to the surface in a lot of places and moves seasonally. After a wet spring the ground under a slab in Goldsboro or Dudley can be carrying a lot more water than it was in October.

On top of that we get roughly eight months a year of genuine humidity. High humidity slows evaporation off the top of a slab, which keeps more moisture in the concrete. Then the hot months add heat, and heat drives vapor upward faster.

The biggest factor, though, is what is under the concrete. A vapor barrier is a sheet of heavy plastic laid on the ground before the pour, and it cuts ground moisture off from the slab. Newer construction in the subdivisions going up around Clayton, Smithfield and Winterville usually has one. A lot of the older housing stock across Wayne, Duplin, Sampson and Lenoir counties does not, because it simply was not standard practice when those houses went in. Those slabs are open to the dirt and they drive vapor hard.

You cannot tell by looking. You cannot tell by feel. A slab that is moving a serious amount of water can look and feel completely dry on top on a hot afternoon, because the surface inch has evaporated off while the concrete two inches down is saturated.

The plastic sheet test you can do yourself

This one costs almost nothing and it is worth doing before you even start calling contractors.

Cut a few squares of clear plastic sheeting, about eighteen inches on a side. Tape all four edges down tight to bare concrete with a good tape so the square is genuinely sealed to the floor. Put one near the middle of the garage, one near the back wall, one near the garage door, and if you have a spot that always looks darker or stays damp after rain, put one there too.

Leave them for sixteen to twenty-four hours, ideally overnight, and pull them in the morning before the day heats up. What you are looking for is condensation on the underside of the plastic, or concrete under the square that has gone noticeably darker than the concrete around it. Either one means the slab is pushing moisture.

Two things to know about this test. It has to be on bare concrete, so if your floor is painted or sealed the result means much less. And it tells you whether there is moisture, not how much. A slab with light condensation and a slab that has visible water droplets are both failing this test, but they are different jobs. Still, it is a genuinely useful thing to do, and if a square comes up wet you know to bring it up with whoever quotes your floor.

The tests we run before quoting

For a real number we use one of two methods, and increasingly the second one.

Calcium chloride testing is the older approach. A small dish of dry calcium chloride is weighed, sealed under a dome on the bare slab, left for a set period, and weighed again. The weight it gained is moisture it pulled out of the concrete, and that converts to a rate. It works, and it is still used, but it only reads the top layer of the slab and it is sensitive to what the air in the garage was doing during the test.

Relative humidity probe testing is the one I trust more. A hole gets drilled into the slab, a sleeve goes in, it is left to come to equilibrium, and a probe reads the humidity inside the concrete at depth. That reading reflects the actual moisture condition of the slab rather than what the surface happened to be doing on the day. It is the number that predicts whether a coating is going to hold.

Either way this happens before I quote, not after. A quote that does not account for slab moisture is not a real quote, because if the reading comes back high the job needs a different first step and different material.

What a high reading actually means

It does not mean you cannot have a coated floor. This is the part people get wrong and it causes a lot of unnecessary worry.

A high reading means the floor starts with a moisture mitigation primer. This is a resin engineered to hold back vapor pressure, applied directly to the properly ground slab as the first coat. It bonds to the concrete, it resists the pressure pushing up from below, and the rest of the system goes on top of it. It is an extra step, an extra material, and an extra day in some cases, so it does move the price. It also means the floor holds.

Skipping it on a wet slab to save money is the single worst decision available in this trade, because the floor will look perfect for a season or two and then start coming apart, and by then the money is spent and the fix is a full removal.

Where the moisture usually is

Slabs are not uniformly wet. There are patterns, and knowing them helps you look at your own garage.

  • The middle. The center of a slab is the farthest point from any edge where vapor could escape sideways, so it carries the highest pressure. Blisters in the middle of an otherwise good floor are almost always moisture.
  • Along the garage door. If the driveway pitches toward the house, rainwater runs under the door and soaks the front strip of slab, and it stays wet for days after a storm. This one is fixable outside, with grading or a drain, and it should be fixed before coating.
  • Around a plumbing wall. If a water heater, a washer, or a bathroom sits on the other side of the garage wall, a slow leak keeps that corner permanently saturated. No coating will hold there until the leak is repaired.
  • Below-grade corners. A garage cut into a slope, which happens on some of the lots around Snow Hill and out toward the Neuse, has soil pressing against the slab edge on the uphill side. That corner reads wetter than the rest.

Things that will not fix a wet slab

People try these, and I want to save somebody the money.

Running a dehumidifier in the garage for a week does not dry a slab. It dries the air and the top eighth of an inch. The concrete two inches down is unchanged and will re-wet the surface as soon as the machine goes off.

Waiting for summer does not work either. Heat actually increases vapor drive. A slab in July is pushing harder than the same slab in January, not less.

A concrete sealer applied to the top does not solve it. Sealers are designed to keep liquid water from getting in from above. Vapor pressure from below is a different force, and a topical sealer under a coating usually just adds one more bond line to fail.

And a thicker coat of epoxy makes it worse, not better. More material means a more effective vapor barrier, which means more pressure builds underneath it before something gives.

What we do with the slab once the reading is in

Whatever the moisture situation, the prep is the same and it comes first. The floor gets diamond ground with dust extraction, down past any cure and seal the builder sprayed on, past the oil that soaked in over the years, past the weak dusty layer at the top, into clean open concrete. That grinding is also what lets a mitigation primer do its job, because a primer that cannot bond is not holding back anything.

Cracks get chased out into a V and filled with rigid repair resin. Pits get patched and re-ground flush. Control joints get treated so they can still move, since they exist to give the concrete a designated place to crack. The slab gets vacuumed twice before anything wet touches it, because grinding dust hangs in the air and settles back down after you think you are finished.

Then the primer, then the system you picked, whether that is flake, metallic or quartz. A typical two-car garage is two days. Walk on it the next morning. Vehicles at day three or four depending on temperature, since heat drives the cure.

Outdoor slabs are a different situation

Patios and pool decks come up in the same conversation and they do not behave like a garage. An outdoor slab gets rained on directly, so it takes water from above as well as below, and it goes through much wider temperature swings because nothing is sheltering it. A July afternoon in Mount Olive can put an uncovered slab well above air temperature, and it drops thirty degrees or more overnight.

What that means practically is that an outdoor slab needs a coating built to breathe more than a garage floor does, plus real texture for grip, since wet and smooth is a bad combination around a pool. It also means testing matters just as much out there, because a patio slab that sits low and collects runoff can stay wet for most of the spring.

The same tests apply. Tape down plastic on the bare concrete overnight, and look for a slab that stays dark after everything around it has dried out. If a patio takes two days to dry after a normal rain while the driveway takes two hours, that slab is telling you something.

Questions worth asking any contractor

If you are getting quotes on a garage in Kinston or Wilson or anywhere else around here, three questions will tell you a lot about who you are talking to.

Ask how they test for moisture. If the answer is that they do not, or that they can tell by looking, that is your answer about the whole quote.

Ask what they do if the reading is high. Somebody who says it is not an issue in this area has not been paying attention to the slabs in this area.

Ask how the floor gets prepped. If the answer involves acid etching rather than grinding, understand that acid cannot get through a cure and seal, cannot touch oil that has soaked in, and does not open the concrete the way a diamond grinder does. That is the real reason store kits fail, and the same reason a cheap install does.

If you already have a floor that is lifting

Do not coat over it. New resin on a coating that is already releasing gives you a season and then two layers coming up instead of one. The old material has to be ground off, the slab tested and treated for whatever the actual cause was, and the floor built back properly. It costs more than a first-time floor because of the removal, but it is the only version that lasts.
