The kit is not a scam. It is just missing the single most expensive part of the job.

I want to be fair about this, because I started in epoxy doing DIY floors myself. That is how I found out I liked the work. Before that I was doing land clearing and excavation. I did some floors, realized I had a feel for it, went and took classes, bought real equipment and started Alpha. So I am not going to sit here and tell you the box on the shelf is garbage. The resin in most of those kits is fine.
The problem is what the box does not contain, and what the instructions tell you to do instead.
What is actually in the box
Open a typical hardware store garage kit and you get a two part resin, a bag of decorative chips, a stir stick, a roller cover and a bottle of etching solution. Sometimes a squeegee. The whole thing is sized for a one car garage and the instructions run about a page and a half.
The instructions say to clean the floor, apply the etch, rinse it, let it dry, then roll the coating. Sounds like a weekend. That is the pitch and it is why the kits sell.
The part that decides whether your floor lasts ten years or fourteen months is the step that page and a half handles with the word “etch.”
Acid etching does not do what grinding does
An acid etch is a chemical wash. You pour a diluted acid on the concrete, it reacts with the surface, it foams, you rinse it off. What it does is remove some laitance and give the concrete a slightly rougher feel, similar to fine sandpaper.
What it does not do is open the pore structure of the concrete. Diamond grinding cuts into the surface and exposes the aggregate and the pores underneath, leaving a clean profile with real texture and real depth. That opened surface is what a coating mechanically keys into. It is a physical lock, not a chemical hope.
An acid etch leaves you a surface that feels rough to your hand and is nowhere close to the profile a coating actually needs. Rub your hand on an etched slab and it feels prepped. That feeling is the whole trap. It feels prepped, so people roll the coating on and it looks great for a year.
There are three things a coating will never bond to: sealed concrete, dusty concrete and oily concrete. An etch does not reliably solve any of them. Grinding solves all three at once, because you are removing the top layer of the slab entirely and starting from fresh concrete.
Sealed concrete is the part nobody knows about
Most residential garage slabs were sealed or cured with a chemical when they were poured. Builders do it to control how the concrete cures. That sealer is still in the top layer of the slab years later and it is invisible.
Acid will not get all of it off. Grinding removes it because grinding removes the layer it lives in. This is why a homeowner can follow the kit instructions perfectly, do everything the box says, and still get a floor that peels. They did not do anything wrong by the instructions. The instructions are wrong.
There is a rough test you can do right now. Splash a cup of water on your bare garage floor. If it soaks in and darkens the concrete within a minute or two, the slab is open. If it beads up or sits there, something is sealing the surface, and no amount of acid is going to fix that for you.
The oil problem
A garage floor that has held vehicles for fifteen years has oil in it. Not on it, in it. Motor oil, transmission fluid and gear oil soak down into the pores and stay there. You can degrease the surface all day and the oil below the surface does not care.
Coating over oil saturated concrete gives you a fisheye or a soft spot or a dark patch that never bonds. Grinding takes the saturated layer off. On heavily contaminated spots we sometimes grind deeper or use a targeted treatment first. Neither of those options is in a box.
This is why the failures often show up right where you park, which is exactly where you notice them.
The moisture issue makes this worse around here
We are on coastal plain out here. Sandy soil, a water table that moves through the year, and eight months of real humidity. A lot of the housing across Wayne County and out through Johnston, Wilson and Lenoir is slab-on-grade with no vapor barrier under it, because that is how houses got built here for decades.
Those slabs push water vapor upward for the life of the house. It is continuous and you cannot see it. On bare concrete it evaporates off the top and nobody thinks about it. Put a film over it and the vapor collects underneath until it lifts the coating off the slab.
The kit has nothing at all to say about this. There is no moisture test in the box, no mention of it in the instructions, and no alternate system if the reading comes back high. So a homeowner in Goldsboro or Smithfield or Kinston with a wet slab follows every step and gets a floor that bubbles by the next summer. The resin did not fail. It got pushed off from below by something the box never warned them about.
Coverage, and the part where the floor gets thin
Here is a practical one. Kits are sold by garage size, and the coverage math assumes a smooth, tight slab. Real concrete is not smooth. It has pores, a broom finish, small pits, and it drinks resin.
People run short. Then they stretch what they have left, which means the last section of floor goes down thinner than the rest. A thin film wears through in the traffic lane in a couple of years, and once the wear reaches the concrete you have an entry point for everything else.
The other half of this is that most kits are a single coat product with chips thrown into it. A professional flake floor is a base coat, chip broadcast to full coverage, then a separate clear topcoat over the top. That topcoat is the sacrificial layer. It takes the abrasion and the gouges so the color layer underneath never gets touched, and when it eventually wears you can sand it and re-coat in place. A one coat kit floor has no sacrificial layer. Wear goes straight through everything you have.
Working time, and why summer makes it harder
Resin cures by chemical reaction. Heat speeds that reaction up and shortens your working time. Cold slows it down. Slab temperature matters more than the date on the calendar, which catches people out in both directions.
Mix a kit on a hot August afternoon in an uninsulated garage and the pot life is shorter than the instructions suggest. A first timer who is being careful, taking their time, going back to fix a roller mark, can find the material getting stiff in the bucket while there is still floor left to cover. That is a bad afternoon and there is no pause button.
Do it on a cold January morning and the opposite happens. It stays open too long, the chips sink, the film runs at the low spots, and you are waiting far past the time the box promised before you can walk on it.
Experience with a product is mostly knowing how it behaves at different temperatures. That knowledge does not come in the box either.
What a kit floor looks like when it fails
I get called to look at these regularly. The pattern is consistent enough that I can usually call it from photos.
- Lifting starts at the edges and in the corners, because that is where the etch and roller reached least effectively.
- Dark patches or actual lifted spots where the tires sit, which people call hot tire pickup. It is really a bond problem that hot tires exposed.
- Peeling in sheets rather than flaking in bits. Sheet peeling means the coating never bonded, it just laid there.
- A hollow sound when you tap a discolored area. The bond is already gone under a surface that still looks intact.
- Bubbling in the middle of the floor, which is the moisture story.
And here is the uncomfortable part. A failed kit floor is more expensive to fix than bare concrete was to coat. All of that loose coating has to come off before anything new goes down, and grinding off a failed film is slower and harder on equipment than grinding a bare slab. You paid for the kit, you spent a weekend, and now the prep bill is higher than if you had never started.
When a kit is actually the right call
I said I would be fair, so here it is. There are situations where a kit makes sense.
- A rental you are selling next year and you want it to look decent for showings. You are buying appearance for a defined short period. That is a legitimate purchase.
- A small shed slab or a workshop floor where you genuinely do not care if it looks rough in three years.
- A newer slab you have confirmed is dry, that has never held a vehicle, and that has no sealer on it. That is the best case scenario for a kit and it does exist, mostly on recent construction.
- You want to learn. That is how I started. Buy the kit, do the shed, find out whether you like the work.
If you do go that route, rent a grinder instead of using the etch. That single change does more for your outcome than anything else in the process. Rent the dust extraction with it, because grinding concrete dry inside a closed garage without extraction is genuinely bad for your lungs and it makes a mess you will be finding for months.
What you are actually paying a contractor for
When somebody asks why a professional floor costs what it does, the honest answer is that most of it is prep, and prep is where the equipment and the hours live.
A two car garage is two days. Day one is grinding to clean open concrete, chasing cracks into a V and filling them with rigid repair resin, patching pits and re-grinding them flat, treating control joints so they can still move, then vacuuming the slab twice before anything wet goes down. Day two is the coating. You walk on it the next morning and vehicles go back day three or four depending on temperature.
Day one is the day you are paying for. The coating is the part that looks like the job, and it is the smaller half.
The equipment matters too. Grinders, extraction, the right diamond tooling for the hardness of your slab. That is thousands of dollars of machinery that does not fit in a shopping cart, and knowing which tooling to run on a soft slab versus a hard one is something you learn by ruining a few.
The honest summary
Store kits fail because an acid etch does not open the pores the way a grind does. Everything else follows from that. The resin is usually fine. The chips are fine. The instructions ask you to skip the step that decides the outcome, because the step that decides the outcome requires machinery that cannot be sold in a box.
If you already put a kit down and it is lifting, do not feel bad about it. You followed the directions.
